Living with a hotel name: St. Regis, Ritz-Carlton, Nobu and Trump
What a hotel brand gives the owner of a residence, what it costs, and four schemes in Miami and Jeddah where the service is the reason to buy.
A hotel-branded residence is a private home inside a building run to a hotel group's standard. The owner holds the freehold or the condominium title as they would anywhere else. What the name adds is a staff, a service culture and, in most cases, a hotel or restaurant on the doorstep. This is the oldest form of branded residence and still the largest.
Industry research puts the global average price premium for branded homes at around a third over comparable unbranded ones, and higher still in resort locations. Miami has more than 30 live branded schemes, with over 40 more in the pipeline, second only to Dubai.
What the owner pays for
- Staff and service: a concierge and, at the top end, butler service, a house car and in-residence dining.
- Amenities run as a hotel would run them: spa, pools, restaurants, often with resident-only rooms.
- A known standard on resale: the next buyer knows what the name stands for before they visit.
- Higher service charges: the staff are real, and they are paid for. We set these out for every buyer before an offer is made.
Rental arrangements differ by building. Some offer a managed rental programme; many in Miami do not. We confirm the position from each building's own documents.
The St. Regis Residences, Miami
The St. Regis Residences on Brickell Avenue are being built by Related Group with Integra Investments: 50 storeys and 152 homes designed by Robert A.M. Stern Architects, with interiors by Rockwell Group. Owners have butler service, a house car, a private marina and a St. Regis tea room, with a restaurant from Fabio Trabocchi. The Real Deal reported a $527m construction loan in September 2024 with more than 60% of the homes already under contract. Completion is expected in 2027.
The Ritz-Carlton Residences, South Beach
A boutique collection of 30 homes on Collins Avenue, behind the Sagamore, which is being reworked as a small Ritz-Carlton hotel. The developers are Lionstone Development, Flag Luxury Group and Ben-Josef Group. The building is 15 storeys and crowned by two duplex penthouses, which Robb Report covered when they came to market. With so few homes, this is a scheme for a buyer who wants hotel service at the scale of a private house. The Ritz-Carlton Residences, South Beach.
619 Brickell, Nobu Residences
619 Brickell pairs Foster + Partners with Nobu Hospitality on the Brickell waterfront, for 13th Floor Investments and Key International. Nobu runs the restaurants, one of them for residents only, and the building has a wellness programme with a budget of around $25m. The Real Deal reported more than $1bn in reservations before sales formally opened in June 2026. This is the earliest-stage scheme of the four, and the one with the most choice of floor and view.
Trump Plaza Jeddah
In Saudi Arabia, Dar Global launched Trump Plaza Jeddah in January 2026 within the Amaya district, as reported by Arab News. It has two collections. The Executive Residences are delivered fully furnished and finished to hotel standard. The Park Residences are larger family apartments and townhouses set around a central park. The developer offers optional rental management for owners abroad.
Cipriani, the fifth hospitality name we represent in Miami, has its own piece.
Our reading
The hotel name is worth paying for when the operator is actually in the building, the services are written into the condominium documents, and the owner will use them. Each of these four meets that test. The St. Regis and Ritz-Carlton schemes suit a buyer who will live there part of the year and wants every detail handled. 619 Brickell suits one buying early for choice. Trump Plaza Jeddah suits an owner who wants a furnished home that can be let while they are away.
Current availability, prices and floorplans are on each development page, with plans sent on request.
