Buying in United States: your questions

Can foreign nationals buy property in Miami?

Yes. Non-US buyers can own property outright in Florida. A Florida law restricts purchases near certain military and infrastructure sites by people domiciled in a small number of countries; your attorney will confirm whether it applies to you.

How do deposits work on a pre-construction condo?

Developers usually ask for deposits in stages during construction, often totalling 20% to 50% of the price, with the balance due at closing. Florida law requires the first 10% of the price to be held in escrow; deposits above that may be used towards construction where the contract allows, which is worth checking before you sign.

What taxes will I pay as an owner?

Florida has no state income tax. Property tax is charged annually on the assessed value and in Miami-Dade typically works out at roughly 1.5% to 2% a year; the homestead exemption is only for a primary residence. When a foreign owner later sells, the buyer generally withholds 15% of the price under FIRPTA, which can be reclaimed against the actual tax due.

Can I get a mortgage as a foreign buyer?

Yes, through lenders offering foreign-national loans. Expect to put down a larger deposit than a US resident would, commonly 30% to 40%, and to provide proof of income and assets. We can introduce you to lenders who work with international buyers.

Does buying a home give me US residency?

No. Buying a home in the US does not lead to a visa or residency. Investor routes such as EB-5 require a qualifying investment in a business, not a personal residence.
