the Sea of Oman in turquoise on one side and the Hajar Mountains rising in copper and gold on the other. Then the road climbs and the city falls away. Bend after bend, the sea widens below until, around 130 metres up, you reach AIDA.
Here the cliffs have been treated with care. The estate follows the natural lines of the land, so homes, fairways and gardens sit along the ridges. Every terrace looks out to open water, and every evening ends with the sun setting over the sea.
At the heart of the estate is the Trump International Golf Club Oman. Its 18-hole championship course traces the hilltop, with the ocean in view on hole after hole, and residents enjoy access to the club. Mornings might start with a round in the cool, clear air. Afterwards there is breakfast at the clubhouse, or a slow walk along the cliff-top trails while the dhows head out below.
As the day warms, the resort side of AIDA comes alive. The Trump International Oman, a 140-key resort with suites that overhang the cliffs, will bring hotel-level hospitality into the estate itself.
The beaches of Yiti and Yenkit are minutes down the hill, and downtown Muscat is only about 20 minutes away. Its souks, marinas, galleries and the Royal Opera House are close enough to enjoy and far enough to leave behind.
Owning here is as rewarding as living here. Ownership is freehold for all nationalities, owners can qualify for Omani residency, and short-term letting is permitted. That lets a home at AIDA earn while you are away and be ready for you whenever you return.
